Common questions

How much deposit do I need as a first-time buyer in Ireland?

At least 10% of the purchase price. The Central Bank limits first-time buyers to a mortgage of 90% of the price, so a €350,000 home needs a deposit of at least €35,000. You also need cash for stamp duty, legal fees and a survey.

What counts as the extra payment?

Anything that goes towards the price on top of your own deposit and reduces the amount you borrow. Common examples are a Help to Buy refund, a gift from family, or extra savings. Whatever you enter is taken off the mortgage amount.

How is the monthly payment calculated?

It uses the standard repayment formula, where each payment covers some interest and some of the loan, so the balance reaches zero at the end of the term. The rate is assumed to stay the same throughout. If your lender moves you to a different rate later, your payment will change.

Does a longer term save money?

It lowers the monthly payment, but you pay interest for longer, so the total cost goes up. Try 25, 30 and 35 years in the calculator to see how much the total interest changes against the monthly saving.
